The Paseos At Ontario

The Paseos at Ontario is an 800-unit luxury residential project that sits on 21.6 acres of land. The nearly 1,000,000 square foot community includes 800 luxury apartments with many different one, two, and three bedroom floorplans as well as a host of amenities, including lifestyle swimming pools with cabanas, two-story fitness centers, dog parks, a children’s play zone, a business center, library, mail center, game room, steam shower and sauna, residential lounge area and a central park. The residential development aligns with the city's goal of balancing nearby employment and places to live –in fact, The Paseos will ultimately provide housing within walking distance to the 1,000 employees of QVC. We have been working with the builder for 20 years and continue to have a good relationship.

Key Challenges

The size of the project was the biggest challenge. The building’s amenity rooms featured coffered/beamed ceilings, which are framed with metal and wrapped with drywall. Additionally, the barreled ceilings and fireplaces were framed out and drywalled. An additional scope of work was added, and all of the ground floor block columns and staircases were modified and changed to metal framing. Metal-framed was also added to the garage arches to all of the openings. Finally, the client was very timeline-driven, and the contractor was under pressure to complete the project in a timely fashion.

Key Achievements

The Paseos at Ontario will be the first project in the city with full parking, with 1150 underground parking spaces and 484 surface spaces. Additionally, the amenities will have a level-5 smooth finish, while most apartments have a level-3 finish. The project is five months ahead of schedule, under budget and, when the project is completed, will have two full years’ worth of shipped CertainTeed board for this job specifically.
