Case Study: The Magnolia

In the picturesque riverside town of Snohomish, Washington, heritage architecture blends with modern boutiques and eateries to create an eclectic, vibrant atmosphere. It is here you will find The Magnolia at East Highlands East, a beautiful , 19-building community.

In 2020, the homeowner’s association there resolved to replace the roofing throughout the development. To do so they called upon the talents of people they had worked with on several previous projects.

New Roofs, Familiar Faces

Consultant firm Allana Buick & Bers, Inc. wrote the specifications for the project; the HOA also called upon Allen Sensel to manage the project for them and be the main point of contact with the contractor. The project was planned in four phases, starting in 2021, and concluding in 2025.

Aside from a weather blip, the timeline progressed to plan. “One of our biggest challenges was in 2022 when the project halted for about a month due to a Pacific Northwest snowstorm,” said Rae Fistonich, a CertainTeed Credentialed Contractor and the Director of Business Development at Chinook Building Envelope Services, a Fife-based company over 160-people strong. “For us, it is not uncommon to do long-duration projects. To get the job done, Rae’s team relied on Landmark® PRO premier shingles in Max Def Moiré Black and Shadow Ridge cap shingles, both of which are algae-resistant . RoofRunner®, WinterGuard®, and WinterGuard® HT underlayments, and a 9” Ridge Vent completed the system.
