The Miramar history began in 1876, when Josiah and Emmeline Doulton purchased a 20-acre oceanfront property in Montecito, CA. Over the years, the hotel was expanded and by 1910, there were 29 structures on the property. The property was eventually sold to Rick Caruso, the hotel’s owner, at an undisclosed price, and the new project was built on the site of the original "Miramar" Hotel in Montecito on one of the most expensive pieces of property in California.

Key Challenges
The contractors were hired to design and engineer all the metal framing, requiring additional time, planning and collaboration among the engineers, designers and architects. Additionally, it took over a decade for the project to go through the approval process of state, county, and local agencies. In 2017, the Thomas Fire burned more than 280,000 acres in Ventura and Santa Barbara counties and Montecito. However, this project was also devastated by a mudslide from the Santa Ynez Mountains in January 2018 where debris flows were up to 15 feet high.

As a result, construction was delayed for several weeks and, when it resumed, the project had to meet the original deadline. With the freeways closed, the contractors faced limited access to the job site for labor and materials. As such, workers had to park miles away from the project and ride a shuttle to the job site, and materials had to be delivered on a tight schedule because of the limited area for on-site storage.

Key Achievements
Despite the challenges, the project was completed ahead of the revised schedule –and the metal stud framing and drywall portion of the project was completed under budget. The hotel features a high-quality, level 5 smooth finish, as well as radius staircases, throughout the entire project. Additionally, the contractors had to create many faux beams, which needed to be wrapped for this project. Rick Caruso is completing his first venture into the hotel business with a splash, in hopes it will earn the prestigious five-star and five-diamond ratings.
