SMARTCOAT™ 401 High Solids Acrylic Coating is a high solids, heavy-bodied elastomeric roof coating manufactured with 100 percent acrylic-based polymers, reflective white pigments, and UV-reactive chemicals for enhanced dirt pickup resistance. SMARTCOAT™ 401 remains bright white after weathering, with only a 1.5-point drop in reflectivity values (ASTM D7897), and delivers extremely high thermal and IR resistance, with a 0.90 emissivity rating. This product achieves excellent bond strength to all common roof substrates including metal, single-ply, built-up, and modified bitumen roofs. SMARTCOAT 401 is a durable solution to seal roof surfaces, prolong roof service life, and reduce interior building temperatures and associated cooling costs.

Installation
Coverage: 1.5 gallon per 100 square feet per coat, minimum 3 gallons per 100 square feet in two coats.
Precautions: DO NOT APPLY TO FLAT SURFACES WITH POOR DRAINAGE OR WHERE PONDING WATER WILL EXIST. SMARTCOAT 401 is not recommended over gravel, walking decks, or old roofs that are too brittle and dry.
1. Clean roof surface thoroughly with SMARTCOAT 100 Roof Wash. Surface must be free of contamination that may inhibit adhesion. Surface must be clean and dry, free of moisture both on and beneath the surface before applying PRIMER, MASTIC (if applicable), or COATING.
2. If adhesion test indicates primer is required, prime surface with SMARTCOAT 210 Universal Primer; apply SMARTCOAT 200 Asphalt Bleed Blocker on bituminous surfaces to prevent staining.
3. Seal/repair roof as needed with SMARTCOAT 300/301/370.
4. Mechanically mix COATING before using. Apply only at temperatures between 50ºF and 110ºF and no threat of rain for 48-72 hours. Apply on warm, sunny days, preferably in the morning hours to provide maximum cure time.
5. Apply SMARTCOAT 401 with a heavy-duty roller or suitable spray equipment at the minimum stated coverage rate, or in accordance with SMARTCOAT specification. Allow coating to dry a minimum of four hours between coats.
6. Clean tools with mineral spirits or paint thinner if coating has dried, or with warm and soapy water if coating is still wet.
